Branded residences are luxury properties that, in addition to a high level of comfort, also offer services provided by renowned hotel brands. Unlike traditional homes, this residential model incorporates the management of renowned hotel chains, such as Mandarin Oriental, W Hotels, Fendi, Dolce & Gabbana, and Karl Lagerfeld, among others, so that residents enjoy the exclusive services of prestigious luxury hotels (spa, gym, daily housekeeping, unique experiences, etc.) while occupying a high-end home.
This format has spread to globalized cities such as Dubai, Miami, and New York, and is spreading across Europe, especially in Spain and Portugal, where the climate offers an undeniable appeal for high-end tourism.

The branded residences market is expected to reach 2,041 units in Spain by 2025, making it the European leader in this sector. Marbella and the Costa del Sol, with 62% of the total, top the list of available properties, followed by Madrid and, at a further distance but growing, areas such as Barcelona and the Balearic Islands.
Felipe Reuse, general manager of Property Partners Spain, points out that today’s clients are no longer just looking for square footage and location, but rather a comprehensive experience that combines design, exclusivity, and luxury services. “The residential offerings of the Italian luxury brand Fendi in Marbella or the Mandarin Oriental chain in Madrid are just the tip of the iceberg of what’s to come.”
